Policy and Strategy

Policy on Water Security

The IINO Group is cooperating with its tenants to promote the effective use of water resources. Measures the Group has taken for this purpose include the use of gray water produced by recycling wastewater for garden and lawn watering as well as flushing toilets, the introduction of water-saving toilets, and the implementation of activities to raise employee awareness of water conservation. We also utilize the policies of the Tokyo Metropolitan Government and reduce the use of water resources by working to manage water intake and discharge on a per-building basis.

In urban areas with a high population density, the water resources available per person are extremely limited even when there is sufficient rainfall, and drought conditions develop frequently. There are concerns that due to the advance of climate change, rainfall patterns could change and increase the risk of drought. In addition, there are strict quality standards for drinking water (tap water), and producing drinking water to meet those standards takes a large amount of energy, resulting in an increase in GHG emissions.

However, some of the water used in an office building, such as water used for toilet flushing or irrigation, does not always need to meet the same standards as drinking water. The IINO Group utilizes recycled water and rainwater to reduce the use of tap water, which has a large environmental impact, and to make effective use of water resources.

Status of Water Management Plans

As of March 31, 2023, we are striving to utilize gray water and effectively utilize water resources while collecting data on water intake and wastewater discharge at five buildings (the IINO Building, Shiodome Shiba-Rikyu Building, Tokyo Fujimi Building, IINO Takehaya Building, NS Toranomon Building), representing 83% of the six office buildings we own in Japan and overseas. In addition to managing water intake and wastewater discharge in each building, we also receive cooperation from some tenants in conserving water when flushing toilets.

In addition, at the IINO Building, we practice water recycling where we reuse non-fecal wastewater and rainwater as graywater. We have also introduced wide-area recycled water from the Tokyo Metropolitan Government and have reduced the amount of tap water used by 47%. In FY2022, 35,000 m3 of gray water and recycled water was used. The effect is equivalent to reducing tap water usage by 47% and has contributed to the effective utilization of water resources.

Initiatives

Business Development in Water-Stressed Regions

The following table shows the status of the IINO Group's 21 sites in Japan and overseas* located in water-stressed regions according to the World Resources Institute (WRI) Aqueduct Water Risk Atlas.

As a result of a risk assessment, it was found that we have two sites located in areas with "extremely high" water stress, accounting for 9.5% of all sites, three sites in areas with "high" water stress (14.3% of all sites), and 12 sites in areas rated "medium high" (57.1% of all sites).

In terms of the breakdown of sales, 0.18% of sales are from sites with extremely high water stress, and around 0.2% of sales are from sites with high water stress.

Use of Recycled Water Utilizing Tokyo Metropolitan Government Policy

The IINO Group is making use of an initiative of the Tokyo Metropolitan Government Bureau of Sewerage to effectively utilize treated sewerage as a new water resource (recycled water) for toilet flushing and similar uses, thus contributing to the cyclical usage of water as an indispensable resource for people's daily lives and urban activities, and helping with measures to deal with growing water demand and water shortages.

In the IINO Building and Shiodome Shiba-Rikyu Building, area-wide recycled water is utilized as gray water (used for toilet flushing and planting). As a result, the use of tap water in the IINO Building has declined by 31% (47% reduction with the use of gray water and recycled water).

Surveying Building Water Quality

In accordance with the Act on Maintenance of Sanitation in Buildings, we regularly inspect drinking water and perform scheduled cleaning of water tanks and other building facilities to maintain building safety and hygiene.
